The annual walk of the perimeter of the common areas was held May 15, 2003.  During this walk a probable encroachment was discovered.

 

Property adjacent to your back yard was raked, and two rows of flowers were planted along side the path from your house to the main path.  There is also a bench on the greenbelt.

 

This is in violation of our Common Area’s Management Policy http://dunhamlake.org/RulesProceedures/commonareamgmntpolicy.htm

If you do not have internet access we can mail a copy of it to you.  You should also find it in the pack of papers your real estate agent or previous owner’s of your property gave to you.

 

 The Encroachment Abatement Procedure requires that we write this letter, and that you respond to it in writing.  Mail your reply to the above address. You can find a copy of the EAP at http://dunhamlake.org/RulesProceedures/commonareamgmntpolicy.htm

 

We also must direct you to immediately stop all encroachments. 

 

If the flowers are not removed by June 15 the Board will begin the process of removal.

 

An encroachment report will be published in Dunham Laker, and submitted to the Board.  The complete report, including images, will be published on the web site Dunhamlake.org.  All replies will also be noted in the Board Minutes and on the web site.
