The annual walk of the perimeter of the common areas was held May 21, 2006. During this walk a probable encroachment was discovered.
The encroachment noted was possibly raked or blower cleared leaves on the Common Area between posts 47 and 49. This is in violation of our Common Area’s Management Policy http://dunhamlake.org/RulesProceedures/commonareamgmntpolicy.htm
If you do not have internet access we can mail a copy of it to you. You should also have a copy in the papers your real estate agent gave you when you moved in.

We also noted a small area where red wood chips have migrated onto the Common Area. The stone lined path is partly on the Common Area, and we understand it was that way prior to your purchasing the property. We do not fault you or expect you to move these stones. However, please do not put wood chips past the Common Area line.
Please review the Encroachment Abatement Procedure at http://dunhamlake.org/RulesProcedures/encroachmentabatement.htm. It is your responsibility to be familiar with this document. This policy requires the DLPOA to impose fines on Lot Owners who do not comply with the Common Area Management Policy, in addition to legal action.
This is your second letter within five years (actually two years), which would normally prompt us to refer this matter to the Civic Committee for enforcement of our fine policy.

encroachment, and the fact that last year’s offenses were committed by your
child, the Perimeter Inspection Group opted not to refer the matter to the
Civic Committee for a fine.
An encroachment report will be published in the upcoming Dunham Laker. The complete report, as submitted to the Board, will be published on the web site Dunhamlake.org. A report will also be made at the annual meeting.
